Architectural proposal and design in accordance with technical specifications
An unique project. Three smallholdings.
For the first phase of the PTA extension in Malaga, an unique project consisting of three main volumes which are placed in each area. This will allow that the project can be implemented in phases depending on Technology Park needs.
Although ordinances permit buildings up to six levels high in construction areas, for better profitability "use- cost-effectiveness" we have been chosen to provide the intervention of three levels (ground floor + 2).It has been suggested get the maximum use on each floor under current regulations in levels 1 and 2. This has permit to maximize the profit surfaces regarding circulations spaces. Likewise has allowed us to obtain the highest possible roof area, which is indicated in the relevant section, and also a greater efficacy in energy efficiency and sustainability of the built complex.
The rest of the buildability is consumed by developing leisure spaces on the ground floor (offices, coffee area and others), but this time as a pavilions directly related to the environment and the park located on the north side.
The ground floor space is conceived as a large covered outdoor lobby, which thanks to its status porch, it not consume buildability. Therefore it has been developed with a greater range, in relation to the main entrances of each building.
This singular space clearly identifies overall intervention in the future technology park built complex, justifying its position of centrality.
Regarding the parking, they have been located on one basement, which will minimize the cost of construction. It has given the project the number of places required for this type of action under the regulations of the General Plan of Malaga force, being able to extend these parking spaces if necessary to free spaces on the ground floor.
The incorporation of a sustainable facade concept in the project, allow us to create a perimeter outside gallery in the three blocks, which permit both an optional perimeter registration office space. This provide greater flexibility if possible, and if desired, modules can return to subdivide office as many times as desired and can always access them both from the central routes as from the perimeter.
